Renovation Project

There was no bathroom and the place was piled with rubbish.
The views reach as far as Sao Joao and are what made our client fall for this old house.
Everything that was rotten or affected by the roof collapse was stripped out. Along with the old fireplace, wood oven which was very damp and the dodgy internal partitions.
Taken back to the outline shape of the house it allowed for the reallocation of internal spaces and we eventually settled on a two double bed 2 bath house with the large living room upstairs to take advantage of the views in addition to this a kitchen diner and laundry room were created.
The internal walls were built to provide a cavity and fully insulated.

A new roof made of Scandinavian pine was installed. This is fully insulated, treated with preservative and has traditional roof tiles.
The straight, dry and insulated interior walls are plastered and the outside of the house covered in roboco which will be painted when the house is finished.
The new roof is covered in traditionally shaped roof tiles. The garden is an unusable jungle and bramble strewn slope.
The roof has exposed rafters. The walls have been levelled and straightened.
New window sills in natural mocha crème stone will match the stair treads and door thresholds.

New stairs were cast which will be covered in mocha crème marble to match the window sills.
During construction it was decided to add a feature stone doorway into the lounge from the kitchen.
Large stones from an old window were used to create a feature door frame.
The floors are screeded ready for ceramic tiles.
Ceramic tiles are being laid on all floors.

The ceiling has been finished in the final colour.
With the first coat of interior paint and the tiles grouted, the house is starting to take on its final appearance.
The surrounding retaining wall will be taken down and rebuilt as it was originally built of unsuitable materials. The new wall will be rendered and painted to match the house. In the corner of the patio we will also create an outside dining room and barbeque area. The old cement patio is cracked and broken it will be re-laid in the traditional calçada grossa cobble stones and the entrance to the patio so that a car could be parked close to the house.
The garden which is currently a jungle of brambles and a very old pear tree will also be levelled at a more attractive and usable height.
The garden has been levelled to provide lots of usable space.

The patio was widened to provide more space for an outside dining room.

Steps were made in the retaining wall to provide access to the newly levelled garden
The house is now fully painted, double glazed windows installed and the outside dining area is completed. The final touch will be a cobbled patio.
The outside dining area will provide a shaded location to barbeque and enjoy the garden.
